Is Paying for Title Insurance Worth It

I believe title insurance is just another way to get your money and provide no real service. I have seen properties change hands with a different legal then the Seller was Selling.

Title Reports cover a Legal Description supposedly and not an address, property type or certain acreage.

I have seen the Title Report / Title Insurance Miss huge debt / liens on a property. I had to bring it to their attention, Shocking But True.

And some Realtors PUSH for you to buy an additional title insurance for the time of escrow, apparently some Title Companies are too lazy or don't include in their HUGE fees to check for debt more then once, so they check in the begining, and hope for the best. If you want them to check before the Actual closing then you have to pay more. Kind of makes a good case for a quick closing.

If this is NOT true then why sell an additional Title Insurance for the time of escrow in case there is other debt. Seriously I had a Seller that was buying in Washington, the Listing Realtor was in Idaho but the property was in Washington, she, the Realtor tried to make the buyer pay for additional Title Insurance to cover the escrow period.

Talk about Scams. And why was the Realtor even involved in pushing MORE Title Insurance on to the Real Estate Consumer.

Why are Real Estate Sellers, Real Estate Consumers so Gullible

If the Realtor says it then it must to be TRUE. Not...

Realtors are telling Sellers that they need to list with them to be in the MLS, and that Buyers won't find them if they are not in the MLS.

this is Flat Out Bull. The MLS is for Realtors to Sell to Realtors. For a Seller's Realtor to get money when a Buyer's Realtor makes a Sale. The Truth is Buyers are Driving your Streets, if they see your Sign, they will Call, whether your a FSBO or a Realtor listed Property. Why let the Realtor make the money.

The Truth is Buyers are looking on the Internet for your Real Estate, if you put it out there in a way that they will find it, then you don't need a Realtor. Realtors are not Internet Savvy, so what if they have a website, so what if Realtor.com get all those hits that have nothing to do with your Eureka Montana Real Estate. If your Realtor is not presenting your property in a stand out way, then you will take a major price hit, and you will still have to pay the Realtor.

Local Realtors flat out tell Sellers not to list on our sites, they tell them no one will find their property for sale. The Seller Believes the Realtor, even though the Realtor is convincing them to Keep lowering their Eureka Real Estate Price.

We Dominate the Local Market when it Comes to the internet, we are Number one in Northwest Montana Internet Marketing. I prove it over and over and the Seller's continue to buy into the blathering lies of the Franchised Realtors.

It is an illusion that a Realtor can market your real estate better then you. If your Realtor is not easy to find if you pretend that your a buyer then your buyer won't find them. Your Eureka Montana Real Estate needs targeted internet marketing, however, for now all the Realtors need is to convince Sellers that going with a Realtor and being on the MLS is the Way to Go.. yep .. this way the Realtor gets paid, and when you get sued they run, their forms protect them and not you, and their insurance protects them from you.

So Happy Selling Season, I guarantee that those of you listening to local Realtors who have no clue about Internet Market, you will take a HUGE price hit as they convince you it is a bad market when really they are simply clueless about marketing.

Kyle Baughan - Mountain Sentry Realty

Every year it is something new, good for business bad for truth.

Kyle Baughan's first year in real estate he went right up to my clients door and told them that because I listed land for 5% commission and not 8% that no one would show my property and that I was not offering as good of a service, I certainly was and guess what who cares if the game playing Realtors won't show my listings, I market to buyers, NOT to Realtors. I save my clients, buyers and sellers money and even give cash back at closing and the Real Estate Consumer Believes the "Realtor" member, they actually believe that the Realtor is of a "higher standard" and that the "Realtor" cna protect them in their real estate transaction. Most consumers do not even ready their contract, they just sign here and have faith that the Realtor knows what it best...... NOT !!!

He is now telling folks that Mountain Sentry Realty is the only one in town selling Real Estate, folks this is not True. A large portion of the Eureka Montana Real Estate Marketing is non-MLS, many "Realtors" and non-members are selling just as much as the Super Duper Kyle Baughan, so don't believe him. Kyle and Mountain Sentry, his mommies company that he is now finally part own, took him years to get his brokers license, anyway they advertise in Google to be on top of the search engines, be deal. We are number one in Northwest Montana internet marketing, and number one for targeted real estate marketing in Eureka, and Kyle Baughan seems to be able to convince Sellers that he is the best choice. He does not even own KyleBaughan.com - we do and have for years. He does not get internet marketing just because he pays to be on top 0f the search engines.

He is also up to his old tricks of running around old woman, years ago women would come into my office crying because Kyle was so mean to them, he would tell them stuff to store, where they needed to clean in their house and just run them around. Other people used to come into my office horribly upset that he would just show up at listings, unannounced to tenants or sellers, and demand to show it, no notice. These are just a Few Stories about Ann and Kyle over at Mountain Sentry Realty, I have had enough of their lies believed by the Eureka Montana Real Estate Consumer. Just because it falls out of their mouth does not make it true. Think for Yourself folks.

Mountain Sentry Realty even tells their clients to bake something, or boil something to make the house good, this is good for a Seller but bad for a Buyer, I get calls about Kyle alot, and have for over 7 years, so I am going to post some of those stories here. Apparent the Real Estate Seller believes what the Realtor tells them. As long as it is spoken with authority I guess.

Now Kyle is even telling older gals to paint their house, and what color, and offering to paint it himself, Shocking, I guess Kyle Baughan Eureka Montana is desperate for business. While at the same time he says Mountain Sentry Realty is the only selling in Eureka Montana, if this were true, and it is NOT, then why in the world would he offer to paint your house? This sounds like an act of desperation to me, there is NO WAY it is simply a "favor" for an elderly woman, NO WAY.

So folks, do your homework and do not believe Mountain Sentry Realty, I have been lied to about offers that don't exist to push quick closings, I have heard OUTRAGEOUS lies about me, and have been out right lied to and dooped by Mountain Sentry Realty. Some of the stories will shock you. I had planned to let it all lay, and simply let folks figure this stuff out, but this seasons

Joining Church's, Becoming Coaches, Pet functions and more, it is all about listing your real estate. YOU do not need a Realtor to sell your real estate for you. You Do not need to be in the MLS to sell your Real Estate, the MLS is about Realtors selling to Realtors and not about Sellers finding buyers, why do you need Realtors in the Mix? You Do Not...
